TURNKEY 27-KEY BOUTIQUE WELLNESS RESORT PROJECT NEAR UBUD, BALI
Fixed, non-negotiable asking price: USD 3,150,000 for the agreed turnkey project scope. The IDR figure displayed by the platform is indicative only; the contractual asking price remains fixed in USD.
This is the acquisition of an entire development-stage project—not an individual room, completed hotel or operating business. The proposed resort is on a 2,124 sqm leasehold site in Pejeng Kangin, Tampaksiring, Gianyar, in the greater Ubud area.
PLANNED CONCEPT
• 27 guest units
• Infinity pool
• Sauna and ice bath
• Rooftop yoga area
• Rooftop cinema
• Café
• Reception, panoramic viewing and relaxation areas
These are planned concept features, not facilities currently in operation.
DEVELOPER-REPORTED STATUS
The developer reports that leasehold land payment is completed; the PBG is issued and held; architectural, structural, MEP, interior and exterior design packages exist; government and village approvals are stated as signed; site preparation, earthworks, structural support wall and construction camp are completed; foundation works are completed and stated as laboratory tested; and approximately 24% of the total construction scope is completed. These statements are not presented as independently verified certifications.
LEASE AND DUE DILIGENCE
This is a leasehold project opportunity, not a sale of the underlying freehold title. The remaining lease term, transferability, extension rights, costs and conditions must be verified against executed documents during independent due diligence. No lease extension is guaranteed by this advertisement.
TURNKEY SCOPE AND TIMING
Exact inclusions, handover conditions, operating-readiness work and document delivery must be defined in the final contract and independently reviewed. Payment stages, reporting, delivery scope and contractual protections are subject to agreement and independent review. No escrow or bank-backed arrangement is confirmed by this listing.
The developer's targeted completion period is 9–13 months from the first payment, subject to final contract, funding, approvals, site conditions and implementation schedule. This is not a guaranteed completion or opening date.
Concept visualizations show the proposed completed resort and do not depict its current condition. Current-site photographs show conditions at the time of capture. No operating income, return or payback is guaranteed. Availability of specific legal or technical documents must be confirmed rather than assumed.
An alternative USD 1,900,000 whole 15-villa development concept is available on the same site. The hotel and villa options are mutually exclusive: only one can be implemented, and they are not separate land assets.
